RESPONSIBILITIES TO CLIENT:
Before Listing the Property...
- Meet the Sellers and give opinion on what areas of the home can be improved upon to maximize the sales price at the most minimum dollar outlay to the seller.
- Order inspections, thereby controlling the choice of the inspectors.
- Open escrow and review preliminary report
- Order review of Geological Reports.
- Assist sellers in securing economical repair people, suppliers, painters, etc.
- Again review current market and sales prices before setting the final sales price for a property.
Marketing and Property...
- Place the property on the Multiple Listing Services making the property accessible to over 4000 local realtors.
- Place listings on the internet.
- Hold realtor tours with local realtor groups.
- Advertise in the San Jose Mercury News.
- Hold open houses.
Working with Buyers...
- I listen to what their needs and wants are, ask questions to ascertain more clearly what will fit their desires.
- I recommend mortgage lenders to prequalify the buyers so they will know how much they can afford, what their payments will be, and assist in clearing up credit problems.
- I preview properties to save the buyers time before we go out and start or search.
- I share my expertise of the areas, values, benefits and shortcomings of the listings, properties and look at the problems that may affect value.
- Before an offer is written up, I do an extensive market analysis of the surrounding area to determine the past sales prices and proper offering price.
Working with both Buyers and Sellers...
- Negotiate with cooperating agents and explain fully how an offer will affect my client.
- Fill out many mandatory addendums necessary and be sure all the reports are ordered and received.
- Keep in communication with my clients.
- Assist my clients with their necessary repairs deemed by the contract.
- Follow up on the buyer's loan, processing and appraisal of property.
- Review closing statement and accuracy of charges to my clients.
- Be present with the client at the Closing of Escrow.
- When the transaction has recorded, still be available to handle any problems that may arise afterwards.
